What type of work do builders complete?
The term builder can encompass projects from large to small. Smaller building jobs could be installing a new fireplace, or changing the internal wall structure of a house. Larger builder jobs could be to build an extension to a home, fit paving or a garden patio.
Those who are building their own home will generally require the use of a home builder to lay the foundation and actually build the structure of the house. Larger building firms can take on projects such as shop premises, car parks, multi-storey buildings and private roads.
How can I tell a good building firm from a bad one?
Typically, one will choose a builder from word of mouth. References from your friends and family will be the best, but if these are not available then ask the builder for references. A good builder will also be able to show you examples of work which they have already completed to a good standard.
How do I establish a builder's credibility?
Most good building firms are members of well-known trade organizations, such as the Federation of Master Builders. However, a "cowboy" builder will also say they are a member of these trade organizations, so if you are in any doubt, ask for their membership details and check for yourself.
Large trade organizations do background checks and check their members' previous work, so you are much more likely to be in safe hands.
What paperwork is required?
You should not allow a builder to begin work without an adequate contract in place. If the builder is unwilling to sign one, then this is a red flag. You should ask the builder for a highly itemized quotation, and ensure that your specification is very detailed. This will stop the building work cost from spiralling out of control.
Is the cheapest quote always the best?
You should be getting at least three quotes from builders, so you can gauge the price. The cheapest quote is not always the best for two reasons. You may simply be choosing a builder which has less skill.
Secondly, some builders will intentionally lower their price by around 20 to secure the job, knowing that they will be able to increase the price during the job due to 'unforeseen circumstances'. However, it must also be noted that the vast majority of builders trading are very honest.
Do builders work with other professions?
Builders constantly have to work with other professionals, such as joiners, architects and structural engineers. A good builder will already have many contacts in each field, and the quality of the service these professionals perform will also reflect on the builder.
How can I tell if the builder will do a good job?
Apart from the above, note whether the builder is forthcoming with any suggestions regarding lighting, space, or whether the design will really work when it is completed. The builder should be able to help advise on your choices, but be able to work within your specifications, personal preferences, and time-scale.
