We are one of the leading providers of affordable and supported housing for people in the UK. We work to deliver improvements to communities and provide homes for those who may struggle to get them.

We also offer services, through Stonham, to help adults take control of their lives. Our homes are in places where people want to live and where there is a strong and thriving community.

By making a difference locally, providing excellent customer service and being flexible and adaptable, we will meet the needs and demands of the people who live in the neighbourhoods we serve.

Home has a turnover in excess of £230m, manages 52,000 homes and provides care and support services to more than 14,000 people across the UK each year. We also aim to build more than 2,000 additional affordable homes every year.

Home operates through two distinct business streams: Housing Operations & Stonham.

Housing Operations: There are four geographically based businesses (North East, North West, South and Central) in England, managing and developing affordable housing for rent, shared ownership and sale. Home Scotland provides the same range of services north of the border. LiveSmart@Home is the commercial arm of Home, providing affordable mid-market rented and owner occupied housing, including the exciting BoKlok concept.

Stonham: There are three geographically based business units (North, East and West) in England, providing housing and support for over 13,500 socially excluded people every year.

Both Housing Operations and Stonham are supported by Centre, which is the Newcastle-based headquarters of Home. A range of services and functions covering the whole organisation are based here.

Within Housing Operations...
Home North East, Home North West, Home Central, Home South and Home Scotland fulfill the role of providing affordable homes and communities where people want to live. Their services include housing management and maintenance, developing housing for rent and sale, regeneration, community development and neighbourhood management.


Copeland Homes is part of Home North West and was formed upon the transfer to Home of the housing stock of Copeland Borough Council. Copeland Homes manages, maintains and delivers Home's investment in these former local authority homes.

Nashayman is Home's specialist provider of housing and related services to minority ethnic communities, operating primarily as part of Home Central and fulfilling a wider specialist role for the organisation.

Live Smart @ Home is Home's specialist provider of mid-market rented and owner occupied accommodation. Live Smart @ Home also offers homes for rent and for sale under the name BoKlok, in conjunction with IKEA.

Within Stonham....
The focus is upon promoting independence in safe and inclusive communities for people in need.

Services are provided to a range of client groups, including young people leaving care or who are homeless, older people, vulnerable women and their children (many of them fleeing domestic violence), people with mental health problems, learning difficulties or physical difficulties, men and women who have been in the criminal justice system, refugees and asylum seekers.

A range of care and support services are provided including training initiatives and 'floating' support.

Care & Support services are funded from a variety of sources, including supporting people contracts with local authorities and contracts with Health, Social Services and the Home Office.

The way in which each part of the legal structure is incorporated and its legal status can be summarised as follows:

Home Group Limited is incorporated as an Industrial and Provident Society (registered number 22981R). It has charitable status but, because it is an Industrial and Provident Society, it is exempt from registration with the Charity Commission - it is a '"charity" but not a "registered charity". Home Group Limited is a Registered Social Landlord (Housing Corporation registered number L 3076).

Home in Scotland Limited is incorporated as an Industrial and Provident Society (registered number 1935R(S)) with charitable status. Its registration number with the Scottish Regulator "Communities Scotland" is HAL90. The legal relationship between Home Group Limited as 'parent' and Home in Scotland Limited as 'subsidiary' is documented principally within the Rules of Home in Scotland Limited and within a Joint Arrangement Deed.
